Terms & Condition of Business for The Stables Self Catering Farm Holiday                                           Cottage Accommodation near Lamorna Cove Penzance in Cornwall UK.

Reservation: We will hold a provisional reservation for a period of 7 days. If we have not received your completed booking form and relevant deposit within 7 days , we regret your reservation will lapse and we will re-advertise the cottage.

Deposit: On booking we require 25% of the total cost of your holiday and the balance in full no later than 8 weeks prior to the commencement of your holiday. If you book and your holiday begins less than 8 weeks from the time of booking then we require the total cost payable immediately.

Cancellation: If a cancellation is made less than 8 weeks prior to commencement of your holiday, then the total cost in full must be paid unless we manage to re-let the cottage. With more than 8 weeks notice then the deposit would be forfeit. In both cases the deposit is non-refundable.

Arrival and Departure: All holidays start and finish on a Saturday. Contractually all tenancies commence at 3.00pm on arrival on the first day and terminate at 10am on the day of departure. To be fair to all the cottage must be vacated by 10am to allow time to prepare cottage for the next visitors arrival.

Parking: Parking is available adjacent to the cottage.

Travel Cot: We can provide a travel cot for young children but we do not provide bedding. Cot must be cleaned and handed back in same condition.

Highchair: We can provide a high chair for young children. High chair must be cleaned and handed back in same condition.

Pets: We regret we do not accept any pets of any kind and are not permitted in the cottage.

Smoking: No smoking in the cottage.

Electricity, Storage Heating, Logs & Bed Linen: Electricity and background storage heating is included in the price of your holiday. A complimentary "starter pack" that includes matches, firelighters and logs are provided for the first evening in the months of September and October only. Outside these months if you require any of these items, they will be available at cost. Bed linen, duvets and bath towels are provided. Beach towels are not provided and we refrain the use of bath towels being used on the beach. We do not provide cot linen.

Tenants' Obligations: The tenant agrees to the following:-

• to pay for any losses or damage to the property.
• to treat the property with care and leave it in a clean and tidy condition on departure. Mr & Mrs Hook of www.lamornaholidays.com reserve the right to make a charge for any extra cleaning necessary if the cottage is not left in a satisfactory condition.
• to permit the owners and their agents reasonable access to the property.
• not to part with possession of the property, or share it, except with the members of the party listed on the original booking form.
• not to exceed the total number of people stipulated in the property description.
